Only an obstinate tenant doesn't leave by a date set by the court. We arrange for officials to remove the tenant.
Quick Advice
A. Don't serve any notice yourself
unless you are very confident. Minor paperwork mistakes are the most common reason for cases being thrown out - after it's taken 8 weeks to get to court! Then you have to start all over, pay more fees, and carry on losing rent.
B. Don't wait to act.
Serve a notice as soon as there are arrears. If they pay up that's fine. If not, the quick action will limit your losses.
