Commercial Action
With a commercial lease, landlords can take one of two actions. Both must be conducted in a manner outlined by the law.
Which process to choose?
Do you want to put pressure on the tenant and hopefully revert to a time when he paid the rent promptly OR have you had enough of this tenant and realise that the chances of getting any payment is slim so now you just want him out?
Seize goods and leave the tenant still in place
Fixed Fee £130 + VAT
A Certified bailiff is instructed to get the rent or seize goods to cover the value of the debt. Any further bailiff's costs are charged to the tenant, except in exceptional circumstances - where the auction of the seized goods does not cover the transportation, storage of the goods and the bailiff's fees. Under those circumstances the landlord will be have to pay the difference.
Terminate the lease and regain the property
Fixed Fee £640 + VAT
A Certified bailiff is instructed to go to the property with your locksmith (we can arrange one if you need) and seize control of the property for the landlord. The tenant has no further right to enter the property.
